This project involves a single-storey rear extension featuring a lean-to roof with a Velux rooflight. The existing outbuilding will be demolished to accommodate a large family room, a new downstairs WC, and an enlarged kitchen area.
At first-floor level, the existing WC and shower room will be combined to form a single bathroom. Internal walls will be removed to provide access to the loft space, with a new staircase positioned above the existing stairs. The loft conversion will create a new master bedroom with an ensuite, along with a rear dormer to provide additional head height.
Planning permission was not required for this project. The single-storey extension projects 3 metres to the rear, and the loft conversion does not exceed 50 cubic metres of additional volume. The works therefore fall within Permitted Development rights.
The client is intending to commence construction in the summer, and we will submit the project to Building Control in due course.
